RAIPUR: The Chhattisgarh government has simplified and made existing regulations more practical to encourage the development of integrated suburbs in Layer 2 of Nava Raipur Atal Nagar. The move aims to enhance settlement and investment in the area, transforming it into an ideal urban centre.
Chief Minister Sai stated that these reforms are designed to accelerate the development of integrated suburbs and improve the quality of life for residents. He emphasized that the new framework would facilitate the creation of essential amenities and ensure more effective urban development.
Finance Minister OP Chaudhary outlined the key changes, includes, the area reserved for health, education, community buildings, and religious spaces has been revised to a minimum of 5%, reduced from the previous maximum of 5%.
The requirement for residential use has been enhanced, mandating a minimum of 50% of the total area for housing, instead of the earlier maximum cap of 50%. This change is expected to provide affordable housing and improved living facilities for the common people.
Provisions for Economically Weaker Sections (EWS) have been aligned with the Urban Administration and Development Department’s rules to ensure consistency and better implementation.
Mandates for solid waste management, rainwater harvesting, and sewage treatment plants have been introduced to prioritize environmental protection and public health.
A provision under the Chhattisgarh Land Development Rules, 1984, reserves 10% of the area for open spaces like gardens and playgrounds, ensuring green and recreational areas within the suburbs.
These reforms reflect the government’s commitment to fostering sustainable urban development and enhancing the living standards of citizens in Nava Raipur Atal Nagar.
